Land value is often associated with location, water access, agricultural quality, grazing capacity, or development rights. The ability to host or support energy production can add another documented attribute and open new conversations with investors, developers, utilities, or buyers.
The market and any licensed appraiser determine property value. THOR’s role is to study and document energy potential, opportunities, limitations, and the work needed to move toward a project.
The applicable resources and depth of analysis are defined for each location and engagement.

The report records the property evaluated, resources considered, methodology, sources, assumptions, limitations, findings, preliminary opportunities, and recommended next steps. When the contracted scope and supporting evidence are sufficient, THOR may issue a technical certificate identifying the assessment completed and its conclusions.
The assessment and certificate are advisory technical documents. They do not constitute a real-estate appraisal, legal title opinion, environmental authorization, interconnection approval, guaranteed resource measurement, project feasibility conclusion, or guarantee of increased property value.
THOR first defines the property, available information, resources to evaluate, intended use of the assessment, required specialists, deliverables, schedule, confidentiality terms, and professional fees. Fieldwork and third-party specialist services, when needed, are scoped separately.
